CONCEPT
The Gernika Business & Industrial Incubator was developed on the site of the former Cruz de Malta industrial facilities, a strategic plot located in the Vega industrial area of Gernika-Lumo. The project aimed to transform an obsolete and environmentally degraded industrial site into a modern facility capable of hosting new companies and economic activities.
Prior to construction, the site required an extensive environmental remediation process, as the previous industrial use had generated significant contamination affecting both the soil and the underlying aquifer of Gernika. Comprehensive studies and remediation works were carried out to stabilise the environmental conditions of the site and enable the safe redevelopment of the area.
The architectural proposal combines two complementary building typologies: a representative office building located at the front of the plot, designed with a strong focus on energy efficiency through passive strategies such as solar-protection façades and high-performance envelopes; and a series of flexible industrial modules located behind it, designed to accommodate different types of productive activities and small-to-medium-sized companies.
Beyond the construction of the facility itself, the project forms part of a broader strategy of industrial regeneration and economic revitalisation of the Busturialdea region, providing infrastructure for entrepreneurship, supporting local companies and contributing to the transformation of a former industrial site into a productive and sustainable economic hub.
